1. Success in today’s MH marketplace requires a Professional.
Everything goes best when you hire a Realtor who is also a MH Professional and knows:
1. The manufactured home and its value – all MHs are not created equal.
2. The value of the options offered by the manufacturer of the home – what is it worth.
3. The setup and installation of the home – a setup issue will affect the sale of the home.
4. The additions made to the home after setup such as porches, decks, etc. – added value.
2. Success in today’s MH marketplace requires a Plan.
The plan consists of three synchronized subplans:
1. The Action Plan – What the Seller wants to accomplish by selling. It is developed and agreed to by the Realtor and the Seller prior to Listing the home.
2. The Marketing Plan - The Realtor’s Firm should already have a successful one in place
3. The Listing Plan. The Firm’s written listing process that is customized using the Seller’s Action Plan. A Listing Plan eliminates common surprises such as:
a. Surprise #1 - The home did not appraise for the agreed upon sale price.
b. Surprise #2 - The buyer’s home inspection reveals unknown problems.
c. Surprise #3 - The home does not qualify for the Buyer’s approved financing.
d. Surprise #4 – Buyers are apprehensive about purchasing a MH and cancel.
3. Success in today’s MH marketplace requires Preparation.
Preparing your home ready to sell is essential:
1. A good Realtor will help you prepare a “to do” list. An important side effect of preparation is stress reduction.
a. The old saying “an ounce of prevention is worth a pound of cure” is especially true in selling a home.
b. Handling issues prior to Listing is a big stress reducer. Common stress reducers include:
i. Seller Home Inspection – prior to listing the home
ii. Certification of the MH for buyer’s financing - most Realtors do not know about this.
iii. Home repairs and updating – being proactive saves time and money.
iv. Seller appraisal - takes the guesswork out of pricing your home.
